There are a few challenges you face when finishing a basement., but Atlanta Curb Appeal can help you come up with solutions that fit your budget.

  • Light – Typically, the basement can feel dark and clunky. One of our favorite solutions is adding French doors in place of windows. This adds both light and an additional entry/exit point. We can also widen openings between rooms to make space feel more open.

  • Water – While it’s easy to get water into a basement, it is a little more difficult to get it out. If your basement renovation includes plumbing (kitchenette, bathroom, laundry room) you will likely have to add a sump pump to get the water back out.

  • HVAC – Sometimes adding a large amount of square footage with a finished basement can overtax the heating and cooling units in the house. ACA often suggests adding a new system for a finished basement.

Finishing the basement can be a quick way to add square footage; ACA can usually complete the project in about 6 weeks, depending on the size. Adding an extra TV room, home office, or quiet sitting area in the basement can be an easy solution if the house is feeling a little crowded these days.

Modern Lake House on Allatoona Renovation

Atlanta Curb Appeal just completed a beautiful main-level master suite and finished basement at a home on Lake Allatoona.

 

The homeowner originally purchased the 1988 lake house two years ago and knew she needed some work done. Instead of tying up the whole house, she decided to renovate the home in parts. Spreading out renovations like this can save money and frustration if you are living in the space during the work. To start, ACA gutted the awkwardly designed area that used to be a kitchen, bedroom, and laundry room.

It was very important for the homeowner to create a master bedroom on the main floor. Additionally, she wanted a separate bathroom/powder room for guests to use. The homeowner had already renovated the kitchen with a different builder, and so she was familiar with the process and what they wanted to create in the master bedroom. In total, the finished project would include a master bedroom and bathroom, a powder room, a laundry room, and two walk-in closets!

We worked well together and enjoyed bouncing ideas off each other as the project progressed. The style the homeowner chose was a very contemporary style, with clean lines and color choices.

To kick off the demolition, ACA removed the old flooring, wood paneling, and drywall. We removed the walls and ceilings on half of the main level to restructure the interior. We also took out an old fiberglass tub, old tile, and an old vanity to create an up-to-date bathroom. For the walls in the small toilet area, the client chose a rich emerald green, which has a luxurious and calming feel to it. The client wanted an expansive shower experience, which would involve customization, and we delivered. To handle this, after the light-colored tile was added, a glass company measured the distances between the tiles. Waiting until this step to measure for the glass ensures a perfect fit. Then, we installed the stunning custom glass doors and walls in the shower. To finish, ACA added a new window, so there is now a gorgeous view of the water!

Because of the structural changes, we added some new LVL support beams to the basement. And while we were at it, the homeowner asked us to go ahead and finish the basement, which of course we were happy to do.

The entire project took about two months, including some slower holiday weeks. The customer and her friends are extremely pleased with the renovation. In fact, she already recommended Atlanta Curb Appeal to her neighbor!

Luxury Storage Center: East Cobb Add On Closet!

There are some unattractive storage options out there, and then there are some gorgeous, extravagant ones!

This is the story of beauty.

Last year, ACA renovated this family’s kitchen and master bathroom. They were so impressed with the process that they knew exactly whom to use for their latest unique project, a luxury storage area, which is very similar to a luxury master walk-in closet.

Above their typical suburban 1990’s garage was an unfinished attic. It was simply unused space. They knew they could do better, so instead of letting it waste away another year, they decided to transform it into a beautifully finished space: a stylish spot to store holiday décor, wrapping paper, and other household items.

Step one this time did not require demolition, like their previous kitchen and master bath; instead, we simply added to what was already in place. ACA finished the walls, added finished flooring, and, of course, electricity. Beautiful cabinets were installed too, along with a large island and a TV.

Luxury storage is growing in popularity, both for personal enjoyment and as a way to increase home value. It is a highly desired and unique feature for homebuyers. It adds square footage in some cases, which adds to the selling price of the home down the road. And it can’t be overstated that an organized spot for everything can provide a sense of pride, serenity, and cleanliness about the home.

Sandy Springs Makeover with Beams, Barndoors, and Whitewash!

What happens when a builder doesn’t want to deliver your dreams?

These homeowners had some big ideas for their new home in Sandy Springs. Although the home was of new construction, the builder was not able to deliver a lot of the extra decorative features that they wanted, so they contacted ACA to help make those dreams a reality!

First off was adding ceiling beams to the main living room. Ceiling beams add visual interest, breaking up an otherwise blank canvas. The beams were made of pine and finished with a gorgeous dark stain. Complimentary open shelving in the living room was added next. One great look that brought beauty and texture to the basement was a newly installed brick wall. The homeowners wanted a particular white shade of brick, but couldn’t find the exact color they wanted, ACA installed red brick and then painted it with white paint mixed with water. This is known as a 50/50 white and looks like whitewash.

Entertaining for friends is now a breeze with the new kitchenette downstairs in the basement. The feeling of luxury and clean lines were brought to the space with the new natural stone quartzite countertops.

Creativity and ingenuity helped when additional plumbing and electricity was needed to handle the new features. Under the cabinet lighting, with cool LED strip lights on a dimmer, makes the space stand out when night falls.

To finish off the space a pair of barn doors were added. These custom barn doors were based on a design the customer found online. In the end, the homeowners said that ACA’s master carpenter, Jose Vargas, made the doors look better than the ones in the online pictures!

Another amazing feature was a charming new shiplap wall. It brings a rustic farmhouse ambiance to the laundry room and really warms it up. Also added were beautiful bright blue cabinets. Blue is making a comeback this year on the color scene and the laundry room now feels so cheerful.

In the foyer, (LOOK UP!) tongue and groove wood planks were installed for the ceiling. Craftsmanship like this is very noticeable in a home. At every step, the homeowners knew what they wanted; it was just a matter of deciding on the dimensions, proportions, and materials which ACA helped with.

What a Transformation!

The biggest challenge when they designed the ceiling beams was to avoid the features already installed in the room, such as fans, HVAC and recess lighting. For the ceiling in the foyer, we removed the crown molding to install the pine planks. Then we replaced the molding and used the same stain as the beams in the living room.

The homeowners were so happy with the progress and the quality of the work! And the best part was that the project only took 3 weeks!

Breathtaking Basement Makeover in East Cobb

In one of our latest remodels, Atlanta Curb Appeal transformed a lowly basement into a gorgeous downstairs that not only has multiple rooms but also features an attractive pool-side entrance!

This East Cobb family’s entire bottom level had become ‘the place where everything just got tossed.’ Over time, it had filled up and had become frankly unusable.

In their search for someone to bid on the project, they received a recommendation from their next-door neighbors, who were happy ACA customers.

Honestly, the renovation took a lot of creativity and vision. Before the project, the room was simply an enormous open space full of hanging pipes, exposed HVAC ducts, and loose wires. Like many families’ basements, it had become their default storage location. On the plus side, it was a very broad space with the potential to add a lot of square footage to the home.

Because the basement was so immense, ACA was able to add a new kitchenette, laundry room, bathroom, and bedroom. In order to do that, they had to relocate a substantial amount of plumbing. They also had to move the electrical wiring and the HVAC ducts. In the process, they created vaulted ceilings to give the rooms a more airy feel in what is typically a low-ceiling space.

As with most basement remodels, ACA does not recommend hardwood or composite flooring. This advice was especially true for this home because their basement was created for pool-side access. Instead, they used luxury vinyl plank or LVP. This high-quality vinyl can withstand the normal moisture of a basement plus the added ‘wet foot’ traffic from the pool.

Atlanta Curb Appeal made the transformation for this family in just two months! The family was truly amazed that ACA completed the project in such a short amount of time. They were also happy that ACA created a large additional living space out of an area that was not really used in the house before the renovation.

Majestic New Addition in East Cobb with Art Studio and Kitchen!

What do you do when you need more space but don’t want to move? You add on! For these East Cobb homeowners, who also happen to be antique lovers, this stunning new garage addition brought needed space for an entire upstairs art studio and a place for a new, fun car!

Atlanta Curb Appeal was asked to do this second home project for some existing happy customers. Last year, they had wrapped up a basement renovation. Now, a much more difficult task, adding onto the existing structure. The kicker was that it would have to match the current construction in a prominently visible part of the house.

There were a few hurdles the homeowners and Atlanta Curb Appeal had to cross over to get acceptance for this renovation. First, they had to get Home Owners Association approval. Luckily, this did not take too long! But then, however, they faced Cobb County. The new garage would cross over the original approved building lines, so they had to get a new survey and apply for a zoning variance. This process took about two months. But, once they were approved, Atlanta Curb Appeal got to work quickly.

 

Garage Addition East Cobb

The other tricky task for this job was the slope of the terrain where they needed to lay the foundation. Atlanta Curb Appeal had to add heavy footings and a wall to support the dirt in the back of the space before they could put in the concrete slab. The East Cobb spring weather did not help… lots of rain added some time to an already tricky add-on.

Nice custom touches that were added were a wall-mounted shelf. The big beam shelves were mounted into the studs to avoid bracket and maintain the clean lines. Another custom tip was an unusual door to the bathroom. The clients found the door the aged door at an antique store in Marietta. With a little bit of clean up, staining, and new hardware, its beauty shone through.

The neighbors were skeptical about the addition. Naturally, they were concerned that it would stand out next to the house. But, Atlanta Curb Appeal was able to match the exterior stucco finish of the original home. And they created the corner blocks to flow with the original building style. Once the neighborhood saw the final product, they could not stop complimenting the homeowners!

The homeowners say the addition exceeded their expectations. They were amazed that the 900 square-foot addition looks like it has always belonged there.

Beautiful Basement: Our 3rd Project for this Client!

Stunning! This beautiful basement renovation made for some very happy repeat clients in East Cobb. The family wanted some major changes to make the space more functional as a play area and entertainment space, including wall removal, a new wet bar, and all new flooring.

Atlanta Curb Appeal did a major kitchen, flooring and bathroom renovation for the family a few years ago. They were so happy with ACA’s work that they invited them back to renovate the kitchen in their new home. And now, the basement! They have also referred ACA to multiple friends and neighbors.

The basement in this early-80’s built home was originally only partially finished. The family wanted to transform it into a safe and separate space for the kids and their friends.

One-feature visitors will notice right away: the gorgeous and practical flooring the builders suggested. It is called LVP, or luxury vinyl planking. Typically, Atlanta Curb Appeal does not encourage true hardwood flooring for a basement. Because moisture can damage, LVP is an ideal water-resistant alternative. It is durable for playtime and looks just as attractive as real wood. The gorgeous color used in this project is called Fresh Oak.

Entertaining usually involves food or beverages so the family wanted an area to store enough drinks for the neighborhood kids, so Atlanta Curb Appeal added new plumbing to the basement to create a wet bar. On the side, they placed a utility pantry for storage. This allowed them the chance to create a beautiful herringbone tile pattern on the wall, complete with custom hand-built cedar wood shelving.

To make the basement complete an additional bathroom with shower was added. Atlanta Curb Appeal first framed it along the wall. Basement bathroom installations are a bit more tricky because of the lack of gravity. A sump pump was added to handle the drain plumbing.

However, the biggest challenge for ACA was not cosmetic – the family wanted to remove a wall!

ACA had to put in a heavy duty beam and a post to support the upper loads coming down. Essentially they moved one major load bearing wall completely and opened two other ones around that post. New footing dugouts and concrete fill made it all feasible to create the open space dream basement the client desired!

Sometimes you have to go big!

Overall the clients are thrilled with their 3rd project with Atlanta Curb Appeal. In fact, they are already discussing a new project – their front entrance!

Never Buy a Movie Ticket Again! East Cobb Basement Renovation

Never have to buy a movie ticket again!

This East Cobb family, located near Pope High School, decided to renovate their basement in style.

The family was a return client of ours. Earlier this year, we had expanded their backyard by adding new hardscape along with the construction of a new fabulous outdoor kitchen. The new screened porch and outdoor play area were a summer hit. Now that winter was approaching, the family wanted a place of respite indoors. Naturally, the basement seemed like a good start.

Originally, the basement was partially finished; however, a water leak had caused considerable damage. As part of the restoration process, they decided to go all in and transform it into a more useful area for their family. The old basement was outdated. It had a kitchen and bathroom, but old carpet and zero storage. A refurbishment was indeed in order.

Sometimes clients are reluctant to finish out their basement due to lighting or moisture concerns. One way Atlanta Curb Appeal tackles this is by increasing the brightness using can lights with dimmers if natural light is limited. Proper sealing of the basement alleviates the other burden. The client used a third party company that exclusively deals with these issues. They clean up and prevent future damage from moisture-rich soil and concrete walls. This company also removed the water-damaged drywall and added their secondary system in place before we came in and rebuilt it back up.

The big reveal, though, is the new entertainment room. It is magnificent; it’s like seeing the bridge on the Starship Enterprise after the beautiful barn doors roll back.

Special considerations, of course, had to be made. A sound company installed specific internal panels for sound proofing. Plus, they pre-wired the walls before we closed them for the custom entertainment system.

Finally, we wrapped up by renovating the wet bar area. White subway tiles offset the new black granite countertops. A larger, stainless steel refrigerator was added and beautiful hardwood tile floor.

The results are astounding! The clients’ response to the finished project is that they are absolutely in LOVE with it! They love the new wall colors and the way the carpeting blended so well with all the rooms. It’s a new consistent and modern atmosphere downstairs.

They appreciated it so much, they invited Atlanta Curb Appeal to their first movie showing!

Speakeasy Basement Bar in East Cobb

Recently we wrapped up a fantastic basement East Cobb’s Bishop’s Green Neighborhood. Initially, it was a conventional basement you see in many Marietta homes. However, Atlanta Curb Appeal changed it into a cozy speakeasy full of antiques, using recycled and reclaimed materials. It was not the first project for this creative homeowner. Last year, Atlanta Curb Appeal renovated his kitchen and master bathroom. For this project, the client consulted with designer Becky van der Maten. Her creative insight with ideas, colors, and interior décor layout was amazingly helpful in the process.

Coming down the new staircase, the first thing one sees is the show-stopping steampunk balustrade. Using scrap metal collected from garage sales and flea markets over several years, the dark metal pieces now resemble a deconstructed industrial work of art. Honestly, Avi and Andy worked together from beginning to end to make the machinery inspired stairwell a reality.

Second up on the list was a new wine cellar. Beautifully installed shiplapped walls and ceiling created the perfect space to store wine. The clients are budding wine aficionados and as such decided an investment of a small unique cellar would add value to their home. Reclaimed wood for the walls was sourced from an old dismantled barn in Tennessee. The wood color is entirely organic; the only thing Atlanta Curb Appeal had to do was to clean it!

Renovating the basement bathroom was next on the schedule. Floors, shower and fixtures were to be replaced. Also inside the bathroom is a closet that needed some help. The entrance to it was replaced with custom reclaimed wood doors. Then came the big decision; which tile style would work in a space like this? Becky gave them half a dozen options with a unique mix and match of patterns. They decided on a white subway to go with the flower patterned tile wall and a black herringbone floors. Together with the new black industrialized plumbing and features the bathroom is complete.

The newly customized wet bar was next on the schedule. In the original house, the owners had installed a bar, so the plumbing was already there. The only work Atlanta Curb Appeal had to do was to reconfigure the understairs framing to allow for a more significant bar. The crews are very experienced with moving walls and rerouting HVAC ducts and electrical wiring to increase space. The expanded back wall is covered with the new trending corkboard wallpaper. It brings an exciting dynamic to the bar. In keeping with the theme from the wine cellar, the new bar cabinetry was custom made using the reclaimed barn wood.

The new floors installed are gorgeous, old rustic white oak planks with lots of character. The only addition was a moisture barrier and a ¾” plywood layer subfloor over the original concrete. After the floors were installed, a light buffing and a stain brought out the natural glow. For extra protection and longevity, a poly coat was added. The windows and door trim were also replaced to keep everything custom, including the baseboards.

Atlanta Curb Appeal is a boutique contractor and as such is always ready to help out with custom touches. Rustic farmhouse chandeliers were made entirely from scratch using raw materials, including a recycled mantle. The electrical parts used were ordered online. The new lighting is a conversation starter in this speakeasy basement bar. Also added were new charming cedar beams along the ceiling. It does not feel like a typical basement anymore with these custom touches!

Ssshhhhh, the absolute coolest part of this prohibition styled basement renovation is the secret door with shelving in the mechanical room! Sure to be a favorite for adults and children in the years to come.

It is the strangest story! Her renovation contractor didn’t show up on Day 1 of her renovations. She quickly got on an East Cobb Mom’s Facebook group and asked for advice on what to do. Atlanta Curb Appeal was recommended. We met her in a day, agreed to a plan of action and we had our crew start work the next morning. Tell us about the Master Bathroom Remodel.

The master bathroom turned out beautifully. It was complete makeover! Everything was demolished during the demolition phase and built from the ground up.

We put in new bathroom floor tile with coordinating wall tile around the shower and tub. Then Atlanta Curb Appeal installed frameless glass shower doors, which are very popular. The client chose white shaker style vanities and lighting throughout. The new lighting required a fair bit of electrical work. We then finished off the bathroom remodel with mirrors, towel bars, new paint, and baseboards. It is truly a brand new space. You wouldn’t recognize it from the before pictures!
