The decision to remodel the bathroom of one East Cobb family’s master bathroom wasn’t simply because they wanted to upgrade the hardware. No, with two little children to manage, the size of their bathroom was becoming a constraint to their busy family lifestyle. More bathroom vanity counter space was needed, along with a better solution for closet space.

While magazines and Pinterest are perfect for remodeling inspiration, visionary minded contractors can offer alternatives, which are more functional or financially viable. Breaking down the walls and starting from scratch was the best option for this remodeling project. Excellent communication, mutual expectations, and specific deadlines provide the framework for a great experience between contractor and client.

Vintage is the new modern in renovation design, and this updated bathroom captures it beautifully. The clients picked out double hanging bathroom mirrors over traditional style cabinets. The flooring was a new style of porcelain from Home Depot designed to look like wood. Porcelain tile is harder than ceramic and offers greater design flexibility. The clay used to make porcelain tile is more refined and purified than ceramic. Obviously, this is a better choice overall than wood flooring when so much moisture is present, especially when the little ones take a bath!

The bathtub was framed with a marble subway tile in the 3×6 size. Subway tile has exploded in popularity recently with good reason: they are easy to clean and bring order with a smooth repeating pattern. Installing a new curved shower rod is an easy upgrade that offers more space for showering.

For wall color, the client chose a shade of gray from Sherwin Williams. The gray color worked well for this bathroom, complemented by the white tile and black chains hanging from the mirrors.

The finishing touch to this renovation was a barn door entrance to the bathroom. Atlanta Curb Appeal has seen a big increase in the request for barn-style doors in the past two years.

Enlarging the bathroom required the removal of two closets, which were then reconfigured with access from the master bedroom space. Aesthetically, it has completely changed the look of the master bedroom.

Recently we had the pleasure of installing a new screen porch and deck in East Cobb/ Marietta. Atlanta Curb Appeal standards are high when completing a porch installation. Safety, quality of materials and design are the main focus when planning a client’s outdoor oasis that will be a showcase piece to enjoy for years to come.

We asked Avi some questions about the project below.

Did they have a porch before or was this project from scratch?
No, they did not have a deck, but they did have a porch.

What did Atlanta Curb Appeal do exactly?
First we built the screen porch walls and installed a matching shingle roof. Second, we added a lower deck and a new set of stairs. At this point, we took the time to reinforce the old deck up to code, per inspections. Then we enclosed the area underneath allowing for added storage.

Did you do more than a back porch?
Atlanta Curb Appeal added a front portico and replaced the front door. We enjoy installing porticos; the transformation is always astonishing. Then we renovated two bathrooms in the home.

Did you do any electrical upgrades?
We added outlets, new outdoor floodlights and new can lights on the back porch.

Why did they decide to do this project?
They wanted to add a covered porch and extend their deck space so they could enjoy outdoor seating while covered from the sun and protected from mosquitos. We also added wiring for an outdoor TV. It’s the perfect package.

How did they find you?
Word of mouth. We have happy clients in their subdivision that recommended us.

What is the client planning for this new space?
The porch is mainly for the entertainment of kids and friends.

What was the biggest obstacle?
No obstacles. All permitting inspections passed the first time, and all work was finished in within budget and timelines.

How many days did it take?
The porch and deck project took just under four weeks. The small bathroom took a week and a half, and the master bathroom took three weeks. The portico took less than a week, including inspections. We did these projects in parallel and completed all work in about two months.

What did the clients think about Atlanta Curb Appeal?
They are so happy with the final results! They had a party to show off the work to their neighbors, and we’ve already started another project in this subdivision.

This month on the blog we present our latest bathroom remodel project in East Cobb, Georgia we completed recently. We explore the ‘big picture’ and discuss the ‘pros and cons’ of medium sized renovations to a home.

How did they find you?

They found us through a neighbor that we had done work for.

What made them choose Atlanta Curb Appeal?
They had checked quotes from a few contractors and decided to go with us based on recommendations from their neighbor, plus our price and the design solutions I gave them.

Was there a significant amount of demolition? How many days for each stage?
The demolition required two days and the overall project was completed in 2 weeks.

Tell us more about the Quad-Head Shower. Did the customers pick this one? What are the benefits of this type of shower? 
The clients selected all the plumbing fixtures themselves. We have been seeing the Quad-Head Showerhead more and more recently. It is much more complicated than standard head installations. There is a whole new system of small pipes that needs to be created above each showerhead. People select these modern showerheads because they are looking for an amazing rainfall shower experience.

How happy are the clients with the final project?
They are very happy! In fact everyday (after the demolition stage) when they got home from work, they would express their amazement on our daily progress plus the clean meticulous work of our crew.

Who designed shower?
We consulted on the structure and layout of the shower and the client selected the tile. We recommended the location of the bench and soap niche. And how the tile should work best on these walls.

What were your favorite parts of their bathroom upgrade?
The shower tile, the fixtures and the stunning free standing tub. The pebbled floor is great too!

What would you like to convey to people who are thinking about a bathroom renovation?  What is the big picture that customers should take into consideration?
Visualization is key. If a client can communicate the final design they are aiming for then we are halfway there. We are also happy to consult to help our clients get the answers to some of these questions:

  • Which walls needs to stay or go?
  • Where do you prefer your new fixtures to be located?
  • What materials do you want included? Do you want a soap niche? How about a custom shower bench?
  • What about special instructions? Do you have a preference on the heights of the faucets or mirrors?

Each step is connected so the sooner we know the design, the better we can prepare for each stage of electrical and plumbing and the placement of the final product. This is critical before we close the walls back up.

Another thing we like clients to keep in mind is that after demolition, things may look different to you and alternative ideas may spring up! Flexibility is important because occasionally you may find out what you wanted to do is not possible after all because of how a joist is running or the way a support structure is lined up internally behind the wall. Everything is possible of course, but sometimes the cost of shifting things around does not make financial sense.

Modern and complicated plumbing fixtures are beautiful to the eye and can sometimes save money in the long run with their increased efficiency. Yet sometimes they do not come packaged with all the other parts required for installation. Additional costs might be needed to get these fixtures up and running.

Renovating any part of your home is an undertaking and we encourage clients to be patient and to trust the process. Have confidence that everything will be elegant and beautiful in the end! We follow the same containment procedures with each job, which is first to cover the floors and separate areas with sealed nylon and zippered entrances then at the end of each day we clean up after ourselves. Then every new morning we set up covers again. Note, there will be dust in some areas though, areas you are not used to having dust before, but this is simply part of remodeling. We sincerely do our best to keep it as clean as possible at each stage.

Stunning! Our Latest Huge Renovation in Dunwoody

This month Atlanta Curb Appeal wrapped up a major renovation in Dunwoody, Georgia. The end results were stunning! We interviewed Avi Moyal (owner) about the project.

How did they find Atlanta Curb Appeal?
This young couple found me online. They collected bids from several contractors and selected Atlanta Curb Appeal to handle their first home remodel. When I asked them (near the end) what made them pick us, they responded that we were the only ones that foresaw future problems and elements that might not work together and that we seemed like we would actually be able to deliver the results they wanted. Secondly, the couple felt like we offered the best design solutions and that we conveyed the impression that we knew what we were talking about compared to the other guys.

What steps had to be taken to complete the job?
First we gutted the couple’s master bathroom plus another hall bathroom. Then we removed the old hardwoods and carpets. After this demolition, we basically started from the ground up and rebuilt both baths. We replaced all plumbing in the master bathroom, under the floor and in the walls, it all had to be relocated to fit the new design of the room.

Furthermore in the master, we added a new larger shower area along with new tile, frameless glass doors and a long wide soap niche. Plus we installed a new air tub, new vanities, new fixtures and finally new tile on the floors.

Did you encounter any challenges?
The master bath was a formidable project. It took a bit more time than we expected because all the walls and corners were off, they were neither straight nor parallel. It took extra efforts to make the tile lines appear symmetrical. The original flooring was also off-balance and had extreme “sagging” issues. To compensate we had to level it with three different techniques to get it to our level of perfection.

What other rooms did you remodel?
We painted the interior; bedrooms and living room with very modern colors that the client picked, and it turned out beautifully. In the kitchen, we added a new backsplash, painted the cabinets and walls and replaced the hardware. For the living room, we added new tile around the fireplace. Also throughout the house, we installed new-engineered hardwood floors on the main level.

What do the clients think of Atlanta Curb Appeal’s work?
The clients are overjoyed with the outcome. As you can see from the pictures, the results are like something out a magazine! Again and again, customers find our construction to be well done and solid. Our attention to detail has many clients coming back for more projects after they experience the quality of our work. 1. Keep the same layout or expand? If the work requires a partial or full demolition, it’s a good idea to explore all of your options and possibilities.

2. In the shower, consider adding soap niches and/or a bench.

3. Consider tiling the walls all the way to the ceiling in the shower.

4. What kind of a door do you want for the shower? These days, the majority of our customers choose a frameless glass door (as shown in picture at top).

5. Add some accent tile in the shower walls and floor. You can also tie it to the vanity backsplash for consistency.

6. What style do you want for the new vanities, new mirrors and new light fixtures?

7. Consider backsplash around your bathtub.

8. Replace the bathroom window. Older windows date the room.

9. Make sure you have enough light by the vanities and in the shower. Recessed can lighting is one option.

10. Don’t forget a good quiet venting system.

Recently, a client of ours called us back for a new job. After we were finished she left us a review online (scroll to the end of article to see it).  This month we also share ’10 Things to Ask Yourself Before Starting a Bathroom Remodel‘.

The Back Story

Two years ago we had completed some interior paintwork for her. Recently, she realized that at some point in the future she was going to be selling her home and that her bathroom had never been updated.

Did you know that the two big things appraisers look at when estimating the value of a home is whether or not the kitchen and bathroom is updated?

She called us in to give a quote, which we happily did. Our estimate ended up being half the cost of another bid. The reason we can do this is because Atlanta Curb Appeal is flexible when it comes to the needs or choices of our customers. She decided to pick out her own tile and fixtures and this brought down the price of the job.

As in many cases, Atlanta Curb Appeal was able to expand the shower by removing some walls and utilizing some of the unused corner space. The finished product was a bathroom that was substantially larger and considerably more useful.

This was a very cut and dry job, we did not encounter any challenges. It only took two weeks to complete. To say the client is thrilled is an understatement.

Atlanta rain can be nice, especially when the pollen is covering our neighborhoods like a yellow sheet of snow. However, when it’s starts pouring inside the house, then you’ve got problems. This particular Atlanta Curb Appeal bathroom remodeling job started because a neighbor’s pipe burst in his condo in Buckhead.

Unfortunately, the entire unit was flooded. The company handling the removal of drywalls and floors, D.O.N.E. Restoration of Marietta, gave us a call to see if we would be interested in helping out in the re-construction process. We fixed the missing drywall, painted the unit and replaced the hardwood floors. The customer was so happy with our work, he decided to go ahead and renovate the Master Bathroom.

Decisions to Be Made
First the client had to decide if he was going to keep the same layout or expand. If you are going to have to demolition the bathroom anyways, you should consider all possibilities. Together we came up with a plan to enlarge his bathroom by taking some of the square footage from a big walk-in closet located behind the shower. In this new space he was able to do a bigger shower, add a freestanding soaking tub (it is deeper than a standard tub) and a double vanity. This is the definition of modern comfort and luxury in today’s American home.

Choosing Materials
Next came selecting the materials. The client himself picked out the new marble tile and thermostat faucets. This modern bathroom is like something out of the future. The water system has automatic temperature control directed by a computer behind the wall. This computer is connected to all the water valves for the shower and bath.

New Bathroom Technology
In the shower, we added the latest technology, a computer temperature control valve. These controlled valves not only keep the water the optimal temperature but also allow the user to preset according to your personal choice. These new showers have the added bonus of avoiding dangerous scalds.

As you can imagine it was a big challenge to install all of these components and pipes inside the walls and then connect them to the computer box. We built it so that you could fully access the back-end for future maintenance. Also before we installed the new shower and tub we had to change the water lines and drain system under the floor to make space for the new location of the tub and shower.

This bathroom remodel time took 3 weeks. We did all the work from beginning to end. Including a big demolition.
