Amazing East Cobb Sunroom Renovation

Sometimes the answer to dissatisfaction with your home isn’t to move, it’s to grow where you are. For this East Cobb family, they were looking for a larger space to enjoy the beautiful view of trees on their lot while basking in the natural sunshine.

The Backstory

Their original old deck was slowing falling into disrepair. The decking was warped and full of splinters. Sadly, both the sun porch and deck didn’t get much use because of the unusual floor plan. The awkward layout didn’t encourage the family to stop and enjoy the view.

Initially, the family thought the outer deck structure was salvageable. However, we discovered that after removing the top boards, the underlying joists were not only weak but also not level. It would be unsafe and short-sighted to build on top of this. What a shame it would be to put a beautiful new deck and porch on such a crooked, irregular frame. After a short meeting, the family decided to bite the bullet and start fresh from the ground up. Another benefit to starting over would be an expansion of the foundation. Increasing the square footage would also boost the home’s value.

Going Up!

With the new foundation installed, the structure started to take shape. A new detail to this sun porch was the EZE Breeze windows. EZE Breeze windows are different than your typical residential windows because they are made of vinyl. Benefits include a lifetime warranty. Most interesting is that they fold up or down and can stack into four pieces. Modularity allows for more creativity, especially when the screens are open and there is airflow. Plus they are excellent at protecting your furniture during Atlanta’s dreaded pollen season!

Another style upgrade to the sun porch is the addition to the ceiling. Behold the beautiful dark brown cedar beams! The overall color scheme chosen is a gorgeous shade of white with complementary browns. The natural color of the cedar in the beams and detailed columns give great warmth to the room now. We used 2×6 smooth cedar decking outside and finished it with an oil base tinted stain. It should be noted when designing a new porch, the price of cedar raises the overall cost quite considerably.

Efficiency Year Round

The key to keeping the temperature stable year round on a sun porch is insulation! The walls and ceiling were the first to receive the treatment. In a later phase, the floor will get insulated too. Georgia summers can be brutal, so we installed a massive 72″ ceiling fan. It’s doing an excellent job keeping the room cool when some of the windows are vented.

Skylights were installed to overcome the vastness of this larger porch. Skylights help bring some natural light inside; it’s beautiful to see the sky and clouds pass by while sitting down enjoying the day.

The final dress-up to this sun porch was the myriad of lighting selected. Outside, we installed under soffit can lights. Inside, we placed indoor can lights on two different dimmer switches; this allows for ‘atmosphere dimming’ to set the mood. The new wall-mounted decorative lights look fantastic on the columns.

 

Have you heard of shiplap? It’s the latest style in renovating and it looks sumptuous on the inside wall against the house. We used different-sized wood planks and gave them a whitewashed finish. It’s a trend that’s here to stay.

According to the client, the most popular part of the sunroom they have found themselves using is the sitting area. It’s getting daily use now along with the long table when they host friends.

During the 20th century, cooking outdoors was typically a summer novelty, wearing off as soon as the leaves started to shimmy in the cool fall breeze. Fast-forward to today and cooking outdoors can be performed year-round in the South, with the right design. Atlanta Curb Appeal came together to help this family make their outdoor dream kitchen a reality.

Step One-The Design

At our first meeting with the client, we sat down and thoroughly listened to all of their needs for a new outdoor space. We proposed a few options and came up with some hand-drawn sketches on the spot, turning their wish list into visual representations. The next step of the design process was to nail down the general location, the overall final size, and location of each system. Final decorative details, however, came later after the project progressed into the finishing stage. A combination of white and dark browns was determined to be the primary color scheme.

Step Two-Construction

Clearing the space was first on the agenda for our Atlanta Curb Appeal crew. We carefully demolished the original deck and foundation since we would be replacing the entire structure. New, heavier joists and posts plus footings and a decorated railing, made of metal and cedar 2×6 decking, were installed. Higher-quality timber was chosen on this job to support the weight of the new appliances and future guests. The original cedar color of the wood was gorgeous, and we could have used a simple, clear sealant, but we gave this natural beauty a notch up with a seal of sheer, warm, brown tint.

Outdoor Kitchen in Marietta

The hardware on the deck was the next installation stage. Typical home barbecue grills run on gas tanks, which have to be changed out after regular use. This new barbecue grill from Kitchen Aid currently runs on propane. However, they plan to upgrade it to natural gas with a conversion kit. A modified line can accept fuel from a home’s natural gas line, which means no more trips to buy gas! We will finish this gas line conversion after we finish remodeling their basement in a separate job.

The other significant addition to this outdoor kitchen layout is a Big Green Egg. They already owned a midsize model, but it sat unused for quite some time on their previous deck. They were very excited to finally get some use out of it.

Cedar Decking Outdoor Kitchen

Some clients ask about the safety of having an outdoor grill or Big Green Egg under a structure because of the level of heat that emanates from these devices. To counteract this, we installed this Egg inside of a granite countertop; it sits on a granite platform and is surrounded by three sides of granite to protect the encompassing wood from the heat.

 

Step Three-Adding Beauty

After function comes beauty, and they wanted something different; a pergola was the answer. Adding a pergola had three functions: an aesthetic feature, which provides some shade, but more than that, its true purpose was to emphasize the perimeter of the outdoor kitchen area and to ensure privacy from the nearby street. This dynamic pergola was installed using cedar beams and bamboo inserts that tie the overall look to their matching decorative fence. We suggested this design after we found out that they had some leftover bamboo materials from their fence installation.

Our favorite part of each makeover story is sharing how the client responded to their new renovation. They shared with us, “We are blown away by the results. It turned out better than we ever imagined. In fact, our friends keep taking pictures of it!”

Our advice for those in East Cobb considering an outdoor kitchen would be to be opened-minded; there are a lot of options out there when it comes to materials and design. A customer’s budget will dictate many of these decisions. Wood, stone, tile, granite and appliance quality and style, e.g. stainless steel, and other features can change the project cost dramatically. We love exploring options with new clients.

Gorgeous Sunroom and Magnificent Master Bath From Thin Air!

Adding a sunroom can have two benefits. One is creating value to the homeowners through increased space for enjoying the outdoors without the weather; the other is a boost to their property value. Reports vary as to the exact number, but it is suggested there is a 60–80% return on investment when adding a sunroom.

For this West Cobb family, more space was the goal. The family has small children, and also their mother had taken residence with them. Instead of moving to a bigger house, a re-working of their existing floor plan was the answer. They chose Atlanta Curb Appeal because of recommendations from an East Cobb Moms Facebook group.

The first phase of the project was building the addition. Atlanta Curb Appeal began by framing out the walls and ceiling while leaving space for the huge new windows. Walls and floor installation were next. The clients selected an easy-to-clean tile that stays cool in the summer. To keep energy costs at a minimum, Atlanta Curb Appeal added insulation to the floors, walls, and ceiling. The clients chose a gorgeous, gentle shade of blue for the interior, a color that reminded them of their trips to the beach. Finally, the installation of electricity and HVAC venting completed this large, sunny space.

Part two was making changes to the original floor plan; the main living room had a high vaulted ceiling. By dividing the space in half, an entire new space was created upstairs. Two windows were removed from around the fireplace. One window space was transformed into a useful, built-in bookcase with an outlet at the bottom for the TV cable and router wiring. The other turned into a patio door to the outside. Crown molding was added to the bookcase and door to match the rest of the house.

Now, the family had usable living space above the living room, which was to become a new master bedroom with added closet and a full master bath!

The shower was completely designed by the clients. They wanted a very particular marble tile layout, which the crews, through collaboration, were able to install successfully. Atlanta Curb Appeal is very proud of their custom tile crew; they performed beyond the clients’ wildest expectations. Polished marble tops the new vanity: a stunningly beautiful, white, 2cm. Carrera. Atlanta Curb Appeal’s crew also added a small cabinet by the shower. This phase was most challenging as all new plumbing had to be built and installed.

When we asked the client how she felt about the new space, she replied, “We LOVE every inch of it. Mom is living in our original master on the main floor and has her own sunroom and space. Now we can be upstairs with our babies, and we don’t have this empty, gaping, two-story living room. We love that no space is wasted!”

Gorgeous East Cobb Porch Installation

Recently we had the pleasure of installing a new screen porch and deck in East Cobb/ Marietta. Atlanta Curb Appeal standards are high when completing a porch installation. Safety, quality of materials and design are the main focus when planning a client’s outdoor oasis that will be a showcase piece to enjoy for years to come.

We asked Avi some questions about the project below.

Did they have a porch before or was this project from scratch?
No, they did not have a deck, but they did have a porch.

What did Atlanta Curb Appeal do exactly?
First we built the screen porch walls and installed a matching shingle roof. Second, we added a lower deck and a new set of stairs. At this point, we took the time to reinforce the old deck up to code, per inspections. Then we enclosed the area underneath allowing for added storage.

Did you do more than a back porch?
Atlanta Curb Appeal added a front portico and replaced the front door. We enjoy installing porticos; the transformation is always astonishing. Then we renovated two bathrooms in the home.

Did you do any electrical upgrades?
We added outlets, new outdoor floodlights and new can lights on the back porch.

Why did they decide to do this project?
They wanted to add a covered porch and extend their deck space so they could enjoy outdoor seating while covered from the sun and protected from mosquitos. We also added wiring for an outdoor TV. It’s the perfect package.

How to Enclose Screen Porch

How did they find you?
Word of mouth. We have happy clients in their subdivision that recommended us.

What is the client planning for this new space?
The porch is mainly for the entertainment of kids and friends.

What was the biggest obstacle?
No obstacles. All permitting inspections passed the first time, and all work was finished in within budget and timelines.

How many days did it take?
The porch and deck project took just under four weeks. The small bathroom took a week and a half, and the master bathroom took three weeks. The portico took less than a week, including inspections. We did these projects in parallel and completed all work in about two months.

What did the clients think about Atlanta Curb Appeal?
They are so happy with the final results! They had a party to show off the work to their neighbors, and we’ve already started another project in this subdivision.

What a Transformation to this Sunroom!

This month we are discussing a beautiful sunroom we built out from a regular screened in porch.

How did they find you?

What made them decide to get the renovation? Was it an older house?
They had a screened-in porch that they wanted to convert into a sunroom. They also wanted to open up two walls and connect this new sunroom to the living room and kitchen area.

How has the sunroom changed?
First, we stripped off the whole porch. Second, we reframed the walls for the additional windows and door. Then we reframed the floor so that we could install new hardwoods. After that we added two skylights in the existing roof structure and installed can lights. Finally, we added two sturdy LVL beams to support the expanded new openings in the walls.IMG_0279
Did you have to do any shoring under the floors?
Basically the entire structure from roof to walls to floor had to be reinforced.

When creating sunrooms do you have to consider the increased sun exposure? How do you address this?
Certainly more sunshine will bring in more heat. To compensate, we added a good layer of insulation to the new walls, into the ceiling and under the floor.  Then a new air conditioning unit was added to the home. We connected this HVAC to the sunroom by installing two floor vents and one return. A ceiling fan was installed; the windows are energy efficient with Argon Gas and Low -E , new window blinds will come next.

What part of the sunroom is the homeowner most excited about?
The sunroom brought an amazing amount of light into the house. It also brought the outside view inside the living area, which before had just been a small standard window.

What other projects did Atlanta Curb Appeal accomplish?

The living room got a face-lift. We added unobtrusive can lights. Plus the old fireplace got pulled out and a new heat-glo fireplace was installed. Heat-glo fireplaces are amazing, it is the luxury of a fireplace without the inconvenience. Our clients worked with an architect, so we got full set of drawings and 3d views of everything before we started. The architect designed the whole new fireplace wall with ensconced side shelves and a TV niche.

Astonishing Transformation of this East Cobb Home!

Recently Atlanta Curb Appeal wrapped up another amazing whole house makeover in East Cobb, GA!  Below is an interview with owner Avi Moyal about the details of the project. It’s a great story including a little bit of mystery we hope you will enjoy reading.


How did they find you?

Well this is a very interesting story…

I got a call one day, asking me to come and give a quote for some curb appeal work. As always, I ask my new clients, how did they find me? This lovely lady said she is holding a postcard I had sent her in the mail recently. I was shocked to hear that because the only time I did mass postcard marketing was exactly 3 and half years ago. I had to go and see it with my own eyes, so I got in my car and drove straight to her house. And there it was, the postcard I printed almost 4 years ago was there in her hand! No idea how that happened. A mystery maybe the USPS can solve for me!

Why did they select Atlanta Curb Appeal? Did they get other quotes?
The client got 3 quotes, one was a little lower than ours but she did not feel that he could deliver. The second quote was considerably higher than mine. She went with ours because she liked the design ideas I proposed.

A few years ago she had the front landing and stairs done and she didn’t like how it turned out at all. So we came up with a new design that included demolishing the existing one and building it from scratch, which we then covered with a beautiful natural stone all the way to the driveway.

What projects did you complete in the home?
Refinish the hardwood floors
Replace the front door
Fix the rotted cedar siding
Demolition the front porch and rebuild new rounded stairs and cover with natural stone.
Build a portico
Dramatic exterior change using new paint palette
Paint the deck and railing
Replaced all exterior lights
New custom made shutters

Why did they choose to have the hardwood floors refinished?
Actually she hadn’t decided to do it until our initial meeting. They were very scratched, basically due to common wear and tear. During my first assessment, I asked her if she would like to go ahead and refinish them while we were in there doing the renovations. It’s a simple process really since they are solid hardwoods, easily sanded and refinished to any shade one could want.

What caused the rotted cedar siding? Was this instance typical of homes of this age? Or was it due to a manufacturer problem?
Some decay is normal, part of the aging of the natural cedar siding. Overall though, the siding was in decent condition. Merely a few critical places needed to be removed and replaced.

Why did they want to add a portico? What was their inspiration?
We went over a few designs however they really liked the portico that is featured on our homepage. Actually the whole color scheme of the exterior of that house was really appealing to them so we went with the same color formulas. Gray with white and black accent and trim colors.

Was gray in color in mind from the start?
She had gray in mind from the start but not the actual shade of it. All the colors were discussed together and the red door was her special request.

Why was the front door replaced instead of painted?
The client wanted a new door and sidelites to give a reinvigorated look to the front of the house and to accentuate the attractive new portico.

Did you have to resurface the deck before painting?
No, it was in good condition, we kept the deck as is, we only pressure-washed and repainted it. Because it had been painted in the past, we couldn’t merely apply a stain over the old deck. The new deck colors were chosen to complement the new exterior, white for the railing and light gray for the floor decking. The results were amazing, way beyond our expectations!! There is such a clean and neat feeling there now.

How many days for each phase of this project?
In a perfect world:
Paint – 1 week
Floors – 3 days
Front stairs – 1 week
Portico – 5 days
but we were there for almost two months because of rainy days.

Artistic Door Numbers

We also installed a new house numbers sign that matched the new look. When we took off the old door, the client wanted to keep these 4 digit metal numbers as a souvenir. I offered to take it home and do something artistic with it.

Did they book the bathroom remodel job after they saw and loved your work or was this always in the original plan?
Yes the bathrooms came much later in the process; we will start them in a couple of more weeks probably.

Are they happy with the finished results?

The day we finished, after I got home that evening, I got a text from them saying ” I like it all so much Avi that I’m crying I’m so happy. I just can’t believe I have a pretty house after 20 years. I wish my mother could see it now. Thank U Avi” (see above).

This filled my heart with joy knowing we made someone that happy with our work.

Gorgeous Screen Porch Decorating Ideas

Summer is almost over and the lovely days of fall are nearly upon us.  At Atlanta Curb Appeal enclosing screen porches has been a popular choice for homeowners in recent years. Wow This House Renovation Is Simply Stunning!

1) How did these customers find you?

We were working on their neighbor’s house next door and Wendy approached me one day while she was out walking her dog. Wendy asked if I could come by and see her railing. Wendy is a designer by trade and had some ideas in mind for some projects she’d like me to complete in her home.

2) Why did they need a new railing? Was there a rail before? They moved in about a year ago and had nearly completed a major renovation. The railing is the last thing Wendy really wanted to get rid of. It was not updated and did not match the new interior design.

3) How did you decide on this rail style, did the customer already have it in mind or did you help lead them to this decision? Wendy shared with me some photos of what she wanted and said she was interested in incorporating metal into the design. I suggested a cedar railing and posts (to match other beams in the house and because we decided to stain it all immediately) with aluminum bars. We discussed in great detail the dimensions and the profile type (square vs. round pipe) that would express and continue the artistic lines of the space. I brought them samples from the supplier and we ended up agreeing on the round 1 1\4” pipes.

4) How many days did this project take? Any issues or challenges people should keep in mind when getting a new railing installed? It took us six days to complete three levels of indoor railing plus an outside small deck and railing system that now match the inside.

When considering a new railing I suggest investigating the materials and finishes: metal, wood or both? Another decision to be made will be to paint or to stain the wood.

5) How does the customer feel about the project? They are thrilled with this new modern railing. As a designer, Wendy wants to team up with us for her future projects. We look forward to it!
