Stunning Whole House Makeover in East Cobb

Standard becomes stunning for this Atlanta Curb Appeal house makeover. From the outside, the building was similar to most homes built in the late ’80s, a two-story house in a friendly East Cobb subdivision. Like many of the homes, the interior had standard builder finishes, with traditional room layouts.

What made the clients decide to get their house renovated? It was a recent purchase; they knew that the home was going to need help. It had the original carpets, kitchen the kitchen cabinets were dated, as were all the bathrooms.

 

What was the big change they were looking to make? They wanted an open floor plan, new hardwood floors, a European kitchen, and all new appliances.

What did Atlanta Curb Appeal do for them? First, we opened some walls and installed header beams. Header beams help to support the above weight and create the look of open areas.

Broadening of the hallway to ease the flow of traffic to the living spaces. We also removed the long dividing wall between the kitchen and dining area, allowing a vast and open space. Consequently, this significant change required us to re-route all the electrical, plumbing, and gas systems in the kitchen. New paint and hardwood floors were next on the list. Custom-made cabinets, lighting, and a new island transformed the space into a designer-styled kitchen.

Next we started demolition of the living room wainscoting and wall cabinets. The fireplace got a makeover too! We resurfaced it with marble tile all the way to ceiling and added a custom reclaimed wood mantel. New oak stairs, new custom oak handrails, and square aluminum balusters completed the main and second floors.

When you are working on a renovation of that scale, what is the first step? Demolition is always first. Then comes moving the walls and installing support beams. It’s best to get the messy, dirty stuff out of the way. Always remember to change HVAC filters frequently during the renovations.

How did you pick out the finishes? The clients enjoy design and European aesthetic. With help of ideas for architecture magazines, Pinterest and Houzz, they came up with their vision. We helped them identify materials needed to meet their vision. The results were dramatic and beautiful.

Why did you choose some brands over others—was it the price, quality, etc.? We did a lot of research with the client and figured out which manufacturers had the best-quality items using the budget we had set up originally.

What is the most custom part of the entire renovation? There were a few areas where they requested a special touch and attention: the railing system, the barn door and closet in the master bedroom.

Did your encounter any surprises? Getting the big oven hood in the kitchen to vent outside properly took more time than we expected. Reconfiguring the plumbing and the HVAC ducts that were hidden inside the removed walls ended up taking more time and effort too.

What has been the biggest change that the client has enjoyed so far? The large, open concept kitchen and dining space with the long island that is also open to the living room. They also love the leathered granite that they selected. It is extremely unique and is a great conversation piece.

How Did Your Client Find You?

It is the strangest story! Her renovation contractor didn’t show up on Day 1 of her renovations. She quickly got on an East Cobb Mom’s Facebook group and asked for advice on what to do. Atlanta Curb Appeal was recommended. We met her in a day, agreed to a plan of action and we had our crew start work the next morning. Our client said that it was quite a whirlwind.She was thrilled that within 14 days, her home renovations including bathroom remodeling were completed!

Was it a small project since it only took two weeks?

Not at all. That’s what makes her story so amazing. Here is what she got in just two weeks:

Are they more costly?

Bamboo hardwoods are not much more expensive. It is not popular with homeowners yet, but its interest is growing. One caveat is that it should only be used in areas where there is not excessive moisture. That can damage it.

Tell us about the Master Bathroom Remodel.

The master bathroom turned out beautifully. It was complete makeover! Everything was demolished during the demolition phase and built from the ground up.

We put in new bathroom floor tile with coordinating wall tile around the shower and tub. Then Atlanta Curb Appeal installed frameless glass shower doors, which are very popular. The client chose white shaker style vanities and lighting throughout. The new lighting required a fair bit of electrical work. We then finished off the bathroom remodel with mirrors, towel bars, new paint, and baseboards. It is truly a brand new space. You wouldn’t recognize it from the before pictures!

Why did they want to update their home, did they have problems with the layout? 

No technical problems existed; they were just ready to upgrade the look of the original house.

1. Keep the same layout or expand? If the work requires a partial or full demolition, it’s a good idea to explore all of your options and possibilities.

2. In the shower, consider adding soap niches and/or a bench.

3. Consider tiling the walls all the way to the ceiling in the shower.

4. What kind of a door do you want for the shower? These days, the majority of our customers choose a frameless glass door (as shown in picture at top).

5. Add some accent tile in the shower walls and floor. You can also tie it to the vanity backsplash for consistency.

6. What style do you want for the new vanities, new mirrors and new light fixtures?

7. Consider backsplash around your bathtub.

8. Replace the bathroom window. Older windows date the room.

9. Make sure you have enough light by the vanities and in the shower. Recessed can lighting is one option.

10. Don’t forget a good quiet venting system.

How did the client find you?

This latest kitchen remodel by Atlanta Curb Appeal is a return client for us. Last year we converted their porch into a screened sun room. They were very pleased with our work and us.

Why did they choose to have their kitchen remodeled?

The client had a small removable island in the kitchen but needed a larger one. They also wanted to shift a few things around. The oven was too far from the prep and sink area and they wanted it to be closer and actually inside the island. We came out to the house again and discussed their needs and functionality of the island. First they wanted to be assured that they had enough space for everything. The client wanted to be confident that this new island and surrounding space would have a natural flow. We outlined the area that it would require and marked it with blue painters tape on the floor. This allowed them to get used to the size of an increased island in the day-to-day use of the kitchen and highlight any potential issues.

How long did the new custom island take?

A few days after marking the floors Atlanta Curb Appeal custom-built and then stained the new kitchen island.  The granite guys came to measure all the countertops plus the island for the new granite. I have a place in Kennesaw that we like to get our granite from for the kitchen and bathroom remodeling projects. I sent the client over to their shop to pick out the slab they liked.

Did you have any challenges?

Moving the range was a big challenge. We had to move a gas line, a 220v outlet and a big fan duct under the floor. Luckily, they have a half finished basement so we were able to access everything from below. We also built a new custom kitchen office desk with one drawer where the range used to be. This closed the gap that was left behind. Kitchen offices are becoming a more popular request.

Did they love the work?

The client is SUPER HAPPY! They love the new kitchen look and the new island space! In fact, after we finished this East Cobb kitchen-remodeling project they asked if we could go ahead and finish part of their basement, which we just completed last week. I can’t wait to share pictures from that next month or on Facebook.

Gorgeous Basement Finishing

Check out this interview with owner Avi Moyal, about one of our recent Basement Finishing remodeling jobs we did in East Cobb/Marietta, GA.

Q. What was the basement like before?

A. It was half finished in the 80’s with just carpets, basic cabinets and paneling. The wood walls made it feel very dark down there. Our goal was to lighten up the area and make it more inviting for entertaining and relaxation.

Q. What were some problems that needed to be addressed?

A. Basement plumbing and electrical re-routing, a huge metal post in the middle of the space. Also there were ceiling vents and pipes which needed to be covered. As in most basements the house cables, vents and pipes were located under the main floors of the home which caused all kind of problems/adventures.

Q. What were some of the unusual details that you guys just love about this place?

A. We did a special staining process on the floors. We stained the concrete with 2 coats of clear epoxy. This unusual technique gave an unique look to the floors and the overall space. It’s beautiful and almost looks like copper.

Also we love the artistic touches such as the hand burned plywood squares on the lower ceiling bridge and the fiercely unique 6×6 sliced log wood puzzle design within the counter top. It was fun to help pick out new lights fixtures and bar chairs for the new space. We added handmade heavy carpets which helped break up the cold floors.

Q. What are some things homeowners should be aware of when taking on a basement remodeling project?

A. That it takes time and it is never what you expect until you start breaking down walls and moving stuff around to only discover that you have to invest more )-; Basement finishing is usually more complicated than people think, mostly because the challenges basements present after you start. Because if you think about it, you are creating something different than what it was originally designed for. However it is totally worth it in the end because of increased living and entertaining square footage.

Q. What are some things that people say when they see your new basement?

A. WOW! they are absolutely loving it. I think the combination of colors and the small touches of craftsmanship has made it very unique. We have already had our daughter’s 7 years old birthday party down there as well as an adults party and other gatherings in the new basement space…We are very pleased with the results and the fact that we are actually getting good use out of this investment to our home.

Help, Our Deck Needs Covering!

What happens when your deck has too much sun and exposure to the elements? What do you when you have no true place for grilling or chilling?

How did they find you? And what was your first meeting like? From owner Avi Moyal: “Our latest clients saw one of our yard signs and decided to call for a free estimate to see if we could help them out. The couple had an existing deck and a limited amount of light shade in their backyard. Together we came up with some great ideas for a nice patio cover retreat for entertaining. Since the client works in design and architecture, we ended up having a good number of discussions over the engineering plans.

The design we decided on was to extend the deck with another section. This new addition of deck would be the perfect place for their grill, the Green Egg Grill and a brand new sitting area which would include a built-in bench plus a granite worktop surface area in between the two grills. The perfect foodie home chef experience! 
But wait there’s more! Of course we wouldn’t want the guests falling off the deck after a few Shirley Temples so a new railing was going to be added too.

And after enjoying a nice outdoor meal the perfect way to polish off the evening would be an entertainment media center complete with an exterior sound system and wall mounted outdoor flat screen television. Part of all this magic would include relocating the water hose, adding a ceiling fan, moving electrical outlets to the front deck and bringing a gas line from the basement to an area under the deck for the BBQ! No more wasted time preparing for a party running to the store for more gas!

How long did this all take? What was it like day to day working with Atlanta Curb Appeal? The project took about two weeks. Every day while we were building it the client would come home and we’d discuss the day’s construction and progress. I enjoy this open communication with clients keeping them in the loop about everything we do (for clients who are off site I do this with emailed pictures and videos). Together we had a healthy open professional dialogue where he brought me his opinion and we were able to discuss and implement as a team. One challenge that we ran into was the old deck. When we first examined it we all decided that if we got into the project and felt the old deck wasn’t safe we would take action. It did end up being poorly constructed. To remediate, we added four posts, beams and braces to reinforce the existing structure. Our clients are thrilled with their East Cobb deck extension, railing and new porch. They are loving it so far, are very excited and truly thankful. They are super pleased and thankful for the amazing craftsmanship and are delighted that their projects was in good hands.

15 Minute Curb Appeal

Let’s say you are trying to sell your house. And suddenly in the middle of making dinner and feeding the baby, you trip over the dog to reach your ringing cell phone.

It’s the realtor, she is bringing over some excited clients who have to see your home before they leave town.

What do you do?

Here are some curb appeal tips to get your home ready in 15 minutes. Remember first impressions are everything.

1) Walk outside first and take care of the little things. Pick up any small pieces of trash, i.e. candy wrappers the kids sneaked out of your purse. Put all kids toys away and out of sight. If you can’t do this at the very least line them up nicely.

2) Look at the front door, is the welcome mat lined up? You never know if the potential clients are OCD. Next take a broom and do a quick sweep of any leaves that landed on the porch or stoop. Look up too, those cobwebs were cute in October, but not January.

3) Pets are great if you are a pet person. But not everyone is. This where the nose, knows, smell is VERY IMPORTANT. If you have time sprinkle some baking powder down on the carpets and vacuum them up fast. Empty all litter boxes. If you happen to have hamster or some other rodents it might be best to let them live at Grandma’s house while your home is on the market but since it is a little late for that cleaning the cage will suffice.

4) Throw some cloves, vanilla and orange slices in some water on the stove and start boiling it. The aroma will help your home smell warm when they come in. Of course, don’t forget to turn the stove off before you leave or your house will smell really really warm, like smoke;).

5) Dump the diapers. If you have a diaper pail spray it down after you empty it. Spray down the changing table too, a little Lysol can go a long way. Or if you happen to have a guy who can’t make the mark a swish of bleach might be your best bet.

6) Leave the lights on. What’s the first thing the realtor does when they walk in the home? Turn on all the lights. You want the potential buyers to feel welcome.

We are so excited to share with you a new front door entry replacement we just completed in East Cobb. Our new client found us through a specials mailer many East Cobb homes received during the past Christmas break.

The original door was to be replaced and they called us. We discussed with them color choices and the client decided on this striking black. It looks beautiful.
We also discussed with the homeowner which type of door would work best for their home specifically.

They went with a fiberglass. It’s durable, high quality and low maintenance.
