Stunning! Screened Porch Addition in East Cobb!

It is the perfect time of year to enjoy this brand-new screened-in porch in East Cobb!. While there are many options to choose from when you enclose a porch, it is a simple project that adds character and livability to any home.

This Baldwin Farms family found Atlanta Curb Appeal through recommendations from their neighbors. We met to discuss all the different things you need to consider when adding on a screened-in porch: roof style, wood type, screen type, and interior features.

They knew they wanted a screened-in porch, but they were not fully decided on the details. They wanted an outdoor space that could be enjoyed throughout the year but still allowed daylight into the home. After meeting with Atlanta Curb Appeal, we were able to home in on a design that helped them realize their goals.

Our design team came up with some great solutions! First, we added the fireplace to extend outdoor enjoyment into the cooler months. Of course, the roof and screens make rainy summer afternoons a bit more enjoyable, too. We also agreed to add four 24X48 skylights to the roof so that the light would continue to illuminate the interior of the home.

The original deck was not built for supporting walls and a roof, so our first task was to dig new footings and then frame the entire structure. The fireplace was built from scratch by a fireplace company that we love to team up with.

The homeowners chose this beautiful cedar tongue and groove for the ceiling instead of standard beadboard. We think it turned out nicely, especially after we added some stain. They also chose cedar decking for the floors. Cedar is an excellent, durable wood choice for anything that is exposed to the elements.

 

The project took us only eight weeks to complete with no obstacles. The clients are very pleased and enjoying their new outdoor space!

What a Transformation to this Sunroom!

This month we are discussing a beautiful sunroom we built out from a regular screened in porch.

The results were gorgeous!

What made them decide to get the renovation? Was it an older house?
They had a screened-in porch that they wanted to convert into a sunroom. They also wanted to open up two walls and connect this new sunroom to the living room and kitchen area.

How has the sunroom changed?
First, we stripped off the whole porch. Second, we reframed the walls for the additional windows and door. Then we reframed the floor so that we could install new hardwoods. After that we added two skylights in the existing roof structure and installed can lights. Finally, we added two sturdy LVL beams to support the expanded new openings in the walls.IMG_0279
Did you have to do any shoring under the floors?
Basically the entire structure from roof to walls to floor had to be reinforced.

When creating sunrooms do you have to consider the increased sun exposure? How do you address this?
Certainly more sunshine will bring in more heat. To compensate, we added a good layer of insulation to the new walls, into the ceiling and under the floor.  Then a new air conditioning unit was added to the home. We connected this HVAC to the sunroom by installing two floor vents and one return. A ceiling fan was installed; the windows are energy efficient with Argon Gas and Low -E , new window blinds will come next.

What part of the sunroom is the homeowner most excited about?
The sunroom brought an amazing amount of light into the house. It also brought the outside view inside the living area, which before had just been a small standard window.

What other projects did Atlanta Curb Appeal accomplish?

The living room got a face-lift. We added unobtrusive can lights. Plus the old fireplace got pulled out and a new heat-glo fireplace was installed. Heat-glo fireplaces are amazing, it is the luxury of a fireplace without the inconvenience. Our clients worked with an architect, so we got full set of drawings and 3d views of everything before we started. The architect designed the whole new fireplace wall with ensconced side shelves and a TV niche.

We enjoyed working with the homeowner and they are in love with their new space.
